    盈利稅於
    41日起廢除後,麥納首要(MAGNA7617)的高級房產銷售額一週內即成長4倍。

    麥納首要首席執行員林進財今日披露,該公司在產業盈利稅廢除後的一週內,便售出總值達2千萬令吉的房產,比較以往1個月才能有如此銷售額。

    他說:“我們是產業盈利稅廢除後的直接受惠者,該措施直接衝擊公司產業銷售額,也將進一步帶動我國的經濟發展。”
    他對大馬產業市場前景感樂觀,並指出該公司未來23年將集中在大馬的業務發展。

    麥納首要目前在靠近吉隆坡雙峰塔附近進行一項78個單位的高級公寓發展計劃─The Avare,該發展總值達3億令吉的產業預計於20089月完成。


    林進財指出,The Avare的單位已售出60%,預期將於下個月可達70%,屆時即可達到損益平衡,估計年杪可售完。

    他是在麥納首要與科威特金融機構簽署貸款合約後發表談話。科威特金融機構貸款6160萬令吉予該公司,其中2500萬令吉作為購置The Avare所在地段。


    林進財透露,麥納首要目前在白沙羅高原等地物色12塊地段,以在有關地段建造以The Avare命名的高級公寓,惟並未透露詳情。


    麥納首要另有3項發展計劃,分別坐落於甲洞、沙亞南和士拉央,加上位於吉隆坡市中心的The Avare,發展總值達8億令吉,林進財預期可於今年杪完成其中總值4億令吉的發展計劃。

    自去年1月推出後摘至今年5月就已經售出80%單位,海內外買家各佔半海外投資者大多數來自香港、新加坡、加拿大、西亞、美國及英國等國家。


    麥納首要
    在去年9月從馬電訊子公司TM Facilities手中,以3100萬令吉成功收購位于吉隆坡城中城附近的地段,建造Avare

    預計將於2008年9月竣工,
    每單位介于38007600平方尺,售價從380萬令吉至1050萬令吉,預計其將帶來3億令吉的盈餘。

    (吉隆坡06112日訊)麥納首要(MAGNA)新管理層上陣,冀在截至明年12月杪結束前,轉虧為盈。
    該公司新上任總執行長林進財表示,新管理層將提升工作效率,專注發展旗下產業及建築業務。


    我們從不同管道引入精英,加強管理團隊素質,我們希望在未來6個月,整合管理層及加強旗下運作單位,讓每個人都能發揮各自強項。

    今年的業績或許不會有太大驚喜,但明年將是令人振奮的一年,我們旨在明年底轉虧為盈。
    他今日出席股東特別大會后,發表談話。


    麥納首要
    05財年,錄得1381萬令吉的淨虧損,營業額報9573萬令吉。
    他說,公司目前持有總發展值達78000萬令吉發展計劃,預計可供未來2年發展。
    他也透露,目前已推出的產業計劃如Plaza PrimaCasa Prima及莎阿南汽車城等,銷售反應不俗,迄今已售出超過50%
    另外,該公司今日也在特大獲股東同意,以3250萬令吉現金,向馬電訊(TM)子公司收購一持有永久地契、佔地4278平方公尺的地庫。

    林進財46歲,無任何學位 ,擁有22年金融服務經驗,2002年上任馬星總執行,在任期間成功帶領馬星從5百萬冲上9千萬盈餘(升幅達3800%)至06年10月才卸任馬星總執行。

    如我之前所講magna prima是一間小型建築二板股,capital issue也少的很可憐5千萬,孩子2千萬
    決定了目標後,我分別在1.04,1.05,1.08,分批買進一直到1.23,孩子升到1.24後又在跌回最低1.00我再一次補進,由於孩子和媽媽交易量都很少,所以這期間為了避免會引起其他的investor注意力,我必須小心翼翼地進貨...

    這幾天幾乎在吃雞蛋,隨著孩子身價逐漸高漲,意願賣出的人越來越少,大大增加我買進困惱,而且我發現競爭者的出現,這一個月以來估計有兩人以上在和我競標,對方總是擋在我前面, 逼使我不斷抬高價位 有次我放1.45,沒多久他排1.46,後來一氣之下直接放1.6 buy要玩就玩大點,一開始remiser還不敢相信自己的耳朵confirm了幾次才key in,結果當天標價最高的就是我了,當時太衝動,悔不當初嗚嗚~嗚嗚~

    貓   :不是3.8Mil嗎??   (明明報紙講3.8Mil)

    之後與女敷衍幾下就蓋上電話.

    得到的結論:
    1)  78個單位只賣剩下3個也就是說
           已賣出單位 = (75/78)*100%
                              = 96%
    2) 連沒人要的2rd floor 都要標價$4.??Mil起,顯示市區內房價起 ing.

    KUALA LUMPUR: Property developer and contractor Magna Prima Berhad (MPB) has finally sold all 78 units of its super luxury residential condominium, The Avare Kuala Lumpur, located in the KLCC area, after almost two years.(重點翻譯:Avare終於賣光啦!!)

    The Avare comprises units with built-ups ranging from 3,800 sq ft to 7,700 sq ft which were sold at a minimum price of RM1,350 per sq ft and above. Its last unit was sold at RM2,100 per sq ft, bringing the gross development value of the project to RM325 million.

    KUALA LUMPUR: Magna Prima Bhd yesterday sealed a deal to acquire 4.09 hectares of prime land along Jalan Kuching here for a mixed development project with a gross development value of about RM730mil.  The project is anticipated to kick off and launch for sales within the next six months with completion targeted for 2010, Magna Prima said in a statement.  Magna Prima will fully undertake the project, which will feature 20 units of three-storey shops; two blocks of 200 signature offices; one block of 15-storey offices; a hypermarket on the lower ground and ground floors; five levels dedicated to retail shops, departmentstores, a cineplex and bowling centre; two blocks of 800 service apartments and three levels of underground parking with about 5,000 bays.  The total gross development floor area is estimated to be 3.187 million sq ft, excluding the parking area.   “The acquisition of this land is in line with Magna Prima’s business model, which is purchasing land with development order for fast turnaround time,” executive director and chief executive officer Lim Ching Choy said.  “This development carries numerous potential and business opportunities, especially since it is located in a high density and established area with a high population,” he said. – Bernama  重點:

    麥納首要(MAGNA,7617)已向警方報案,指控其前管理層和子公司麥納Park和Perembun(馬)有限公司的交易涉及不當行為。

    麥納首要發文告披露,該公司於本月9日報案,指控2004年9月25日的一項綜合發展委任中或涉及不法。

    有關委任信中,麥納Park委任Perembun 為綜合發展計劃的主要承包商。該計劃包括承建56間商店辦公樓、567個車位的停車場和397間吉隆坡公寓。

    Perembun過後於2004年10月26日,和麥納首要另一家子公司麥納首要建築有限公司簽署聯營協定設立MPC─Perembun公司。

    在聯營計劃下,Perembun 作為主要承包商須轉讓工程計劃予MPC - Perembun,工程約值5636萬令吉。

    麥納首要指控,在同年10月27日,Perembun和MPC-Perembun另簽附加協議,並把工程價調低至5486萬令吉。

    作為轉讓合約的代價,MPC-Perembun聯營公司付予Perembun 150萬令吉的獎掖付款。

    麥納首要說,當時麥納首要、麥納Park和MPC中有共同的董事,不過在交易前MPC董事部並沒有議決通過另訂附加協議。

    報案書上表示,在工程轉讓中調低工程價和支付給Perembun獎掖付款是不當與令人懷疑的,因為這樣的安排對麥納Park、MPC或麥納首要皆無益處。

    未必是,根據資料所得Avare在5月的時候只剩下20%單位 (大約16間),估計在5600萬左右( 16 units* $3.5mil = $56mil ), 平均下來一個月也不過貢獻560萬,而且林董事在10月份曾經表示magna營業額60%主要貢獻來自於Magnaville和 Dataran Otomobil。
    還有一點,營業額急增和最近政府推出大型計畫脫離不了關係,南柔計畫,北方走廊,消除產業盈稅,大馬第二家園和最近大馬版的迪斯尼傳聞,已經吸引不少外資進駐,從klse quarter report可以看到近期許多發展商逐漸反虧為盈,尤其UEM最明顯不過,雖然magna很少接到政府工程,但是整個產業的需求不斷走高,房價高企,取消產業盈稅後所產生的影響,直接帶動了整個國家產業區域發展,magna也從中受惠不少,不然Avare那裡能吸引到70%的外國買家,而且最後剩下幾個單位也是吊高賣。

    我不清楚,Avare在今年10月26日宣布sold out,所以貢獻出現4rd quarter為此??是這樣算的嗎???或是工程完畢,收到bank/ customer的full payment才能納進revenue???

    1. INTRODUCTION

    The Board of Directors of Magna Prima Berhad (“MPB” or “the Company”) is please to inform that MPB’s wholly-owned subsidiary, Magna Shah Alam Sdn Bhd (formerly known as Prima Hardware Sdn. Bhd.) (“MSASB”) has on 10 December 2007 entered into a Sale and Purchase Agreement (“the SPA”) with Muafakat Kekal Sdn. Bhd. (“MKSB”) to acquire a piece of land measuring approximately 19,350 square meters in Bandar Shah Alam (“the said Land”) for a purchase cash consideration of RM9,000,000 (Ringgit Malaysia: Nine Million only) (“Proposed Acquisition”).


    2. DETAILS OF THE PROPOSED ACQUISITION

    2.1 PROPOSED USAGE OF THE SAID LAND

    The said Land is presently free from all caveats, prohibitory, orders, charges, liens, leases, tenancies, easements, trusts, and other encumbrances whatsoever whether legal or equitable located at Lot 453 Seksyen 13, Bandar Shah Alam, Daerah Petaling, Negeri Selangor. MSASB intends to develop it into a mixed residential and commercial property of about 378 apartment units and 15 Storey office building with amenities. The Gross Development Value for this development is estimated at RM112,500,000.

    The development land is linked by KESAS Expressway, Elite Expressway, NKVE and Federal Highway. It is a five (5) minutes drive to Subang Jaya via Federal Highway and ten (10) minutes drive to Damansara via NKVE.


    2.2 BASIS OF DETERMINING THE PURCHASE CONSIDERATION

    The purchase consideration of RM9,000,000 was arrived at on a willing-buyer willing seller basis after taking into consideration the valuation report from Messrs Azmi & Co dated 11 May 2007 of RM10.8 million using the Comparison Approach.

    2.3 SOURCE OF FUNDING

    The Proposed Acquisition will be funded by internally generated funds and/or bank borrowings

    2.4 RATIONALE

    The Proposed Acquisition will enable the MPB Group to expand its land bank for development. The Board believes that the said Land is located in a strategic location for development and contribution from the project will enhance the earnings of the Group.

    3. BRIEF INFORMATION ON MSASB AND MKSB

    MKSB was incorporated in Malaysia and having its business address at No. 11-2, Jalan Prima 9, Metro Prima, Kepong, 52100 Kuala Lumpur.

    The principal activities of MKSB are property investment and property development.

    MSASB currently is a dormant company.

    MPB is unable to disclose MKSB’s original cost, net book value and date of investment in the said Land as it is not privy to such information.
    4. EFFECT OF THE PROPOSED ACQUISITION

    The Proposed Acquisition does not have any effect on the issued and paid-up share capital or shareholding of substantial shareholders of MPB

    The Proposed Acquisition is not expected to have any material effect on the net assets or earnings of the MPB group for the financial year ended 31 December 2007 but is expected to contribute positively to the future earnings of the MPB Group.

    5. DIRECTORS’ AND MAJOR SHAREHOLDERS’ INTEREST

    None of the Directors, major shareholders and/or persons connected with the Directors and/or major shareholders of the Magna Prima Group has any interest in the Proposed Acquisition.

    6. DIRECTORS’ RECOMMENDATION

    The Board, having considered all aspects of the Proposed Acquisition, is of the opinion that the Proposed Acquisition is in the best interest of the Company.

    7. APPROVAL REQUIRED

    The transaction is subject to approval of:-

    i) the consent of the relevant State Authority in respect of the transfer of the said Land in favour of MSASB or its appointed nominee;
    ii) the consent of the relevant State Authority in respect of the charge of the said Land in favour of MSASB’s Financier; and
    iii) such other approval(s) and/or consent(s) as shall be required

    There is no approval needed from the shareholders of Magna Prima Berhad.
